I've been using HPW rentals to manage my properties since 2017. But after new agents took over the management, the service just deteriorated significantly. I had to drive the urgency and communication for everything. For one of the properties, I had to ask about missed payments after not receiving rent, had to remind the agent that the lease was about to end in less than 30 days, had to deal with HOA when the lawn was not mowed and there was no annual inspection. Then the agent decided to charge me management fee out of the refund of the deposit after tenants moved out and when the property was vacant for the entire month (which violated their contract which specified x% of collected rent). To this day, there is still $300 left in the property reserve that was not refunded. I emailed about it last week, but haven't received any response. It is the same situation with another property. When there is additional communication that needs to be done with home warranty or vendors, they just ask me to call them. What is the point of me paying someone to manage the properties and then doing everything myself? I'm cancelling the contract with them and would not recommend
Very unprofessional Property Management services. I have rented a property managed by HPW Rentals in Durham from October 2017 to April 2019. From day 1 the professional relationship with them was cold and unpleasant. When I moved in, the house was unclean. I cleaned from top to bottom so that I could live there, and maintained as if it was my own. When I moved out, the house was left spotless; with all filters changed, all smoke detector batteries replaced, all lights working, carpet professionally cleaned. I also left the gym/pool key in the kitchen drawer as it had been left by them on my arrival. To my surprise, when I got the security deposit back $125 were deducted to “Replace missing pool card”. Not only the money was deducted without a proper justification (the card was left there), but I was treated without any respect, being accused of lying, when I had no option to defend myself, since I was already back in Europe. Please avoid working with this Agency, your mood and your pocket will be much better!
As a tenant at American Village in Durham, I am very unsatisfied with the service received and I would not recommend HPW Rentals to anyone, especially students and professionals coming from overseas. There are plenty of Property Management companies working in the Triangle area, so choose a different one. Upon our arrival in October 2017, the apartment was not in "move-in" condition as assured by HPW Rentals. We had to do all the cleaning, specially the bathrooms and the kitchen. When we moved out, we left the place spotless: deep cleaning of the house, all filters changed, smoke detector batteries replaced, all lights working, carpet professionally cleaned. The magnetic key – to get access to the swimming pool and the gym - was left on the same kitchen drawer we found it when we got there. We were extremely surprised when we got our security deposit back and $125 were deducted to “Replace missing pool card”. Not only the money was deducted from the deposit without a proper justification (the card was left there); the worse of it all was how the Manager has treated us during the whole process, without the proper respect and accusing us of lying, when we could not defend ourselves any longer, being already back in Europe. Overall a very unpleasant experience, try to avoid dealing with HPW Rentals
I definitely wouldn't reccomend using HPW rentals. We moved into a home that already had damages and issues on MOVE IN day. There was a sink leak that took 2 days to get a response on. When move out came they had charges that were ridiculous and they don't even work with you on payments. I wouldn't reccomend using them.
We had a wonderful experience with HPW. Debbie with HPW helped us in finding a good Tenant for our Rental Property and she also helped us walk through all the paperwork associated with the lease agreement. We would certainly recommend HPW for other landlords and tenants looking to find a good place to live. Thank You ~ SB
