    We rented an apartment from Rhyne in August, 2015, and extended our lease through August, 2018. Then, after recently searching for a home, my wife and I found out that we would be closing on a new property in February 2018, 6 months before our lease ended. I was worried about being on the hook for rent through August! Fortunately, Crystal Howell was a pleasure to work with throughout this entire process. She was very kind and courteous when we met her and first became tenants, and she was always very professional in our dealings through the years. When we had to file an early notice to vacate, she helped us through the process immensely, advertising the apartment and answering questions about the lease takeover process multiple times. She reassured me when I was worried we would be on the hook for 6 months rent even after we moved out! In addition, over the past 2 years I have been very satisfied with Rhyne's maintenance program. Generally, all maintenance requests that I submit are taken care of in a few days. When we had safety related problems with our back deck, they came out and fixed broken and sagging boards. On the two occasions where I have filed an urgent maintenance request after hours (1. heater went out during cold weather and 2. sewer backup had water pouring out my toilet), Wes the maintenance manager has emailed or called me almost immediately to let me know what he could do and when.

    Leasing from Rhyne Management is one of the best decisions I've made. Their staff is responsive, professional and very accommodating. I immediately felt comfortable signing a lease with them and they respond within hours to maintenance requests. My AC Unit was replaced a day after I reported an issue with it. The washer unit was hooked up on the same day I reported an issue and both Terry & Deborah have made this experience so easy for me. Thanks for the great service!

    Do NOT rent with Rhyne management. I rented a home with 3 roommates in 2017-2018. They let us live in a termite damaged house for 9 months with holes in the floor, us falling through the holes, and bugs coming up from the basement through the holes. It was a health hazard and while I was recovering from surgery I was terrified of falling through the floor in my own room. Additionally I begged to be let out of my lease early or to find someone to take over my room because I had an emotionally abusive roommate making my life hell. When I finally decided to move myself out regardless of the lease, they decided to fix the flooring the same week. I begged them again to just wait until I left, but nope. They left all of my belongings covered in sawdust. After paying two rents for several months my lease was up July 15th and they made me pay the entire month of July. It was like pulling teeth to get my half of July back from the company and I had to go to the owner. When I told the owner how I had tried to leave the lease early MONTHS prior to all of this I was told I could have left at any time given everyone on the lease agreed, which I had NEVER been told by anyone.

    I strongly suggest not getting involved with this company. There seems to be a complete lack of regard for human decency. I recently had to vacate one of their townhouses due to unresponsive maintenance making the conditions unlivable. Due to a leak in the kitchen, we were unable to use our water in the sink for 2 weeks. Two entire weeks without being able to use the kitchen sink, dishwasher, and washer/dryer. Our fridge broke shortly after and it did not get fixed for 17 days. For over two weeks our food rotted and we had to spend a ridiculous amount of money compensating for these issues, and we did not receive any deduction of our rent price on either months these incidents occurred, or even a simple apology that acknowledged this was unacceptable. Maintenance did not make either of these major issues a priority. To make matters worse, our property manager Crystal Howell was unresponsive and failed to do her job effectively throughout the entire process of vacating the property and breaking the lease. We emailed her about vacating the premises and she responded over a week later explaining how this could be done and what expenses we would be responsible for. Basically, we would either have to find someone to take over the lease or pay the remaining months in full. Honestly, I don't really care that those were the terms because I was optimistic about finding someone else through an ad which she volunteered to post. Almost a month went by and she never posted an ad. Luckily we found people to take over our lease after a month of paying rent and not living there. When we presented these people to her, she said we could have forfeited our security deposit originally and not paid the month of rent. This would have been good to know a month prior before paying a month of rent for no reason. Additionally, she stated if we had someone take over our lease, the apartment would be left in an "as-is" condition and yet...we would somehow still be charged for any damages in the apartment even though they would not be fixing them. Luckily, she agreed to giving us our entire security deposit back but lo and behold, it's been another two weeks and we have not received that check in the mail. She does not answer her phone and gave conflicting instructions several times in her emails about vacating the place. Of course, when we responded with these questions to clarify, they wouldn't ever be acknowledged. She only started responding to emails once we had someone to takeover the lease. How convenient... The amount of money wasted on this place is pathetic. Please do not get involved with place. This area has so many options and for the quality of the maintenance workers and management, and the quality of the home itself, YOU CAN DO SO MUCH BETTER!

    Disingenuous does not begin to encapsulate the nature of this business. The place has terrible hours, working only from 9 to 5 on weekdays. SO for those of us that actually work for a living, well we are out of luck. My wife and I ended up taking time off work. So we ended up really liking the place, and decided to go ahead and submit an application. Here again we ran into problems. Their application fee is $75, significantly higher than others in the area, and astronomically high considering that the average background check in NC costs $20. But that was not the end of our application woes. We were told by the agent showing the property that we would need a cosigner, as we are a fairly young married couple. That is fine, and was expected. So I had my parents (who have ridiculously good credit and two very stable jobs) submit an application for cosigner. That was yet another $75. So we are at $150 in application fees already. A couple days later my wife and I get a call that the cosigner is not acceptable as they are not her immediate family. Now this is the part where my blood reaches a boil. There is nothing legally that states that a cosigner must be of blood relation. Moreover, they are her mother and father in law, so what gives. They then have the audacity to ask me to submit a third application, for another $75 (bringing the total to $225), even though my name and information was already included on the initial application. Strike two. At this point I went down and met with the agent and was like look man, what do you take me for? This is getting ridiculous. So they suddenly say that we are all good and did not need a cosigner from the beginning, and that my wife's pay was sufficient by itself. At this point in the transaction I am about to blow a gasket. I politely ask that they then return the $75 dollar fee for my parents' cosigning application, since it was not needed from the beginning and they should not have run any checks yet, given that they knew it would not be needed. Well, for some still unexplained reason, they can't return those funds. Why? No one at the entire business can tell me. They have conned us out of $150 in application fees at this point, so you would expect that we would at least get to rent the house. Well after about two weeks of waiting and three phone calls they finally get back to us with a decision. Yes we can rent the house. But, and this is a big but, the owner wants to put it on the market for the entire duration of the lease. We must be willing to allow showings of the house at any point in time during that lease with only 24 hours notice. And it was at this point that many, many four letter words were said. Not only was this misrepresentation of the property, but it was a fraudulent misrepresentation intended to collect a non-refundable $150 application fee. Strike three. Now even after all this, my wife talked me down off my cliff and we decided to try to negotiate with them. We asked very politely that they take $125 off the monthly rent for us having to deal with such a major inconvenience (sign in the yard, regular visitors often on weekends, having to keep the house especially clean, etc.). The head guy at the management agency, Sam, gave us some run around about how the owner probably would not be willing to work on the price at all. And sure enough he called us back 5 minutes later saying that the landlord had said no to any negotiation. I'm sure that had absolutely nothing to do with the commission based profit the management company makes on the property. At the end of the day, we are out $150 in fees, several weeks (nearly a month at this point) of time that could have been spent finding a place to live, and at least 10 years of my life. I cannot stress this enough, if you are looking for a rental in the Raleigh-Durham area avoid Rhyne Management at all costs. They have been disingenuous at ever turn. They are ill concerned about their customers and their properties. Please do not make the mistakes that I have, and find a more reputable managing office.
